Trade Radius Modeling: Decoding 1-Mile, 3-Mile, and 5-Mile Radii for Franchise Expansion

When analyzing commercial viability, calculating demographic metrics within a fixed trade radius is the foundation of site selection. However, treating all mileage bands equally is a common pitfall.

The 1-Mile Core (Immediate Catchment Zone): Represents pedestrian foot traffic, immediate neighborhood residents, and hyper-local convenience trips. Ideal for coffee shops, boutique fitness studios, quick-service convenience stores, and neighborhood dry cleaners where drive times rarely exceed 3-5 minutes.

The 3-Mile Primary Trade Area: Accounts for 60% to 75% of total customer visits for fast-casual restaurants, grocery supermarkets, specialty retail, and cellular authorized retailers. In suburban markets, this corresponds to an 8-10 minute vehicular trip.

The 5-Mile Regional Draw: Crucial for big-box retailers, furniture showrooms, automotive dealerships, and destination entertainment centers. In suburban and exurban corridors, consumers routinely travel 15-20 minutes for specialized services.

Geographic Barriers Matter: Always cross-reference concentric circular radii with physical infrastructure barriers such as interstate expressways, rivers, railroad tracks, and elevation changes that may divide a demographic trade area.

Site Selection Metric: A 3-mile radius in dense urban centers often contains over 150,000 residents with low vehicular reliance, whereas the same 3-mile radius in suburban rings represents 35,000 residents requiring high on-site parking ratios.
